I. Meeting called to order at 6:00 pm. A quorum was established.
Present: James Mylius, VP1, Theresa Morehous, secretary, Laney Guerrero, Treasurer
One property owner.
II. Secretary’s report- James made a motion to accept Sept 4, 2025 minutes as presented. Laney seconded. Motion passed 3-0.

Theresa made a motion to accept the treasurer report from July to September, Jim seconded. Motion passes 3-0.
IV. A.C.C.’s report
A. 145 Chaparral request for storage shed. Approved.
B. 160 Scenic Oak- chickens and over 5 animals- email sent Oct 5th. Will follow up with a mailed copy and certified copy.
C. 102 S Palo Alto advertising on property-resolved.
D. 120 Encino requesting approval for:
1. Replace some front chain link fence with 6x8 cedar panels 100 feet. And a new gate. Discussed need to know the height of the fence in the front.
2. Put a storage unit 12x12 parallel to home on slab cement 20x20.
3. Add a half moon driveway 10x50 feet connected to the sidewalk in front of the house.
V. Old Business:
A. Chapa case-Court date has been set for Jan 9th, 2026. Countersuit pending.
B. Bridle trail quotes-discussion on expenses vs income. Jim made a motion to take no action on the trails till after the court date in January. Theresa seconded. Motion passed 3-0.
C. Bridle trail signs- discussed add to the existing signage stating trails are for residents, others are prohibited. Theresa made a motion to purchase 7 sign to be placed on the entrances to trails and attaching them to the existing signs. Jim seconded. Motion passed 3-0.
D. Landscape contract signed, expires July 2026.
E. Laney will send a $100.00 check to fire station for use of their facilities for our annual meeting.
F. 4-H proof of membership- 2 out of 3 residents have provided proof of membership.
VI. New business:
A. We have 5 unpaid dues.
B. David Rios expressed interest on serving on the ACC. Position was discusses. Theresa made a motion to accept David Rios as ACC Chair, Jim seconded, motion passed 3-0
Theresa made a motion to adjourn the meeting at 6:58pm, Laney seconded. Motion passed 3-0.
