Called to order at 6:07 pm by President

Present: Aron Sandquist (Sec), David Caton (Tres), Christopher Kind (ACC); property owners: Stacy Collins, Kevin Luna, Theresa Morehous, Laney Guerrero

Minutes reviewed for meeting 1/6/26: Motion made by Secretary to approve minutes.  Second by Treasurer

Treasurer report:

Balance: 29,904.21 in general checking account.

Collected: 1,079.30

Income: 1,980.47

Expense: -919.74

Total: 31,064.94

Outstanding check to Wilson County for use of AGM

Motion to accept report- David second by Chris

ACC report

Two requests made for concrete floor in metal building. Karen has made verbal approval.

Stacy made a comment for additional inquiry to look into plans to ensure.  Verbalized that there is a metal building currently in subdivision that has multiple drop offs.

Dues

Laney will provide David with list of past dues.  One is currently pending closing the end of this month.  David to review.

242 S Palo Alto- Requested to show proof of FFA.  Home has had chickens since 2016, 2 letters from neighbors to correlate and from teacher to validate on FFA membership.

Chris spoke about the use of chickens in subdivision.  There is another home on Montecito that also has chickens.

Discussed attempt in past to get this added into bylaws.

Motion made to vote close the fees/fines related to this topic by treasurer based on paperwork provided and statute of limitations.  Second by secretary.  Passed 3-1 neutral.  Motion pass

Board discussion regarding need to receive feedback and review bylaws for having chickens allowed.

New Business

Theresa Morehous, James Myleus, and Alanee Guerrero would like to remove names from RBFCU accounts.  Will need to add David Caton (treasurer) and Aron Sandquist (secretary) to accounts.
Motion made by President, Second by treasurer.  Carried 4-0.

3/7/26- website changes- Treasurer to assume website updates.

Request made for updated FFA membership.
