Call to order at 6pm. Quorum established.

Pledge of Allegiance American Flag and Prayer

Board Members present: Tony Archer – President, Jim Mylius - 1st V.P., 2nd VP- vacant, Lisa Knight-

Treasurer, Theresa Morehous – Secretary.

Non-board members present: 5 property owners

Reading and Approval of Minutes –

• Monthly Meeting Feb 4th minutes- the minutes accepted as presented.

Treasurer Report:

Deposits-$1262.51 Debits- $414.92

Checking balance as of 02/28/2025: $13,311.46

Treasures report was approved.

25 lots have not paid their dues.

Presidents Report: 4 items to accomplish this year:

1. Create a quarterly newsletter.

2. Create more engagement with the residents

3. Create 2 engagement committees

b. Social engagement

Architectural Control Committee:

•  No new requests

• How long do we keep paper documents- will look at State Law

•  One complaint of fence line

• Several bridle trails has fencing on trails. ACC will go through all trails.

•  134 Montesito-6-8 junk cars.

•  Motor home on Chaparral- has been stuck for approx. 8 months.

Unfinished or Old Business:

•  Chapa case still pending-no response from attorney

• 126 Encino-exterior not complete

• RBFCU- still trying to change

• Edward Jones-still working on adding members

• Secretary of State is updated.

New Business:

•  Social media

•  Entry sign at Chaparral- tagged on 2/25/2025. Wilson County Sherriff Case #25-004724

      o Jim made a motion to replace the sign. Lisa seconded. Discussion to remove or cover

          sign. Suggested Eagle Ford Sign for quote. Jim amended his motion to solicit 3 quotes to

          replace sign. Motion passed. ACC will obtain quotes.

     o Jim made a motion to cover or remove sign until it is replaced. Lisa seconded. Motion

        Passed.

•  Attorney

     o Theresa Made a motion to move Chapa’s case to Amy McLins husbands firm instead of

         starting over. Lisa seconded. Motion failed.

     o Theresa made a motion to send a demand letter to Amy McLin asking for an alternative

        for herself with a POA Attorney. Motion died.

     o Jim made a motion to find a new POA Attorney for the EECPOA. 3 -1 Motion passed.

•  Closing Remarks: shared files on the google drive. An email was sent out to the board and ACC chair.
