The Estates at Eagle Creek Property Owners’ Association Board Meeting

July 1, 2025

Life Church of La Vernia, 7079 FM 775, La Vernia, Texas 78121


I.    Meeting called to order at 6:00 pm. A quorum was established.

      Present: Jim Mylius, VP1, Theresa Morehous, Secretary, Lisa Knight, Treasure

II.   Secretary’s report- Jim made a motion to accept June 1, 2025 minutes as presented. Lisa

      seconded. Motion passed 3-0.

III. Treasurer’s Report:

Beginning balance (6/01/25)$12,498.42

Debits: $2,031.70      Deposits: $1,394.98       Ending balance (6/30/25) $11,861.70

Edward Jones: $40,041.80        Total Balance: $51,903.50

Theresa made a motion to accept the treasurers’ report. Jim seconded. Motion passed 3-0.


IV. A.C.C.’s report

    A.   Chaparral- motor home stuck- sent email and letter of violation to homeowner on

      6/23/2025


V. Old Business:

    A. Chapa case-deposition on July 18th.

    B. 126 Encino pending.

    C. Lisa will send a check for $100 to fire department. This was voted on last month.

     D. Chaparral fence-resident sent an email. Lacking some information. Resident responded

          on 6/24/2025

    E. 126 Encino, Lisa made a motion to move issue to the attorney, Jim seconded. Motion

         passed 3-0.

    F. We will ask Tony Archer to go to Edward Jones and request a check be sent to the

         EECPOA. He is the only one on the account.

Jim made a motion to move funds from Edward Jones to RBFCU. Lisa 2nd. Motion passed

3-0.


Lisa made a motion to deposit 40% of the funds into an 18 month CD and the remaining

balance into a money market. Theresa seconded. Motion passed 3-0.


VI. New business:

     A. Vacant ACC positions- Currently there are 2 positions available for the board and

          positions on the ACC Committee. Jim will send an email blast to all residents that we

          have email addresses for.

     B. Lisa will get with FELPs about light getting back on at the entrances of the subdivision.

     C. Email subscriptions renewed June 20, 2025 for one year.

     D. Domain will renew 7/20/2025.

     E. Wix is not due until Nov/2025, but we can save 50% by renewing early.

     F. Board insurance is coming up for renewal in Sept. Jim will check on rates.


Jim made a motion to adjourn the meeting at 6:47pm, Lisa seconded. Motion passed 3-0.
