Meeting called to order at 6:20 p.m.  Quorum established

Board members present: Philip Vipond, President; Charlie Johns, 2nd Vice President; Karen Turner, Treasurer; Theresa Morehous, Secretary; Brian Morehous, property owner, James & Amanda Vipond, property owner

Secretary’s report:    
Minutes were read from June 10, 2019 board meeting.  Motion was made to accept as read by Karen Turner and seconded by Art Morgan.  Motion passed. 4-0

Treasurer’s report:
Beginning balance 6/10/19: $50,576.56; deposits $1,692.77, debits $525.01
Checking balance: $14,140.27; Savings balance $2,529.10
Edward Jones: $35,446.32
Report balance: $52,115.69 as of 7/15/19.
Motion made to accept report by Art Morgan and seconded by Philip Vipond.  Motion passed 4-0
 
OLD BUSINESS: 

Roaming dogs on lot 39, XXX Chaparral-a letter was sent to owners that included ACC violation with a fine of $300.00 and legal fees for lien on property. 
Scenic Oak property’s lawyer sent letter to board.  Owner agreed to place siding on shed within the next 12 months.
Past due maintenance fees- 3 remaining unpaid, these will be turned over to the attorney.  One owner will pay June’s fee if paid by July 20th otherwise will have to pay July’s fees.
Junk cars on Lot #58- XXX S Palo Alto Dr. and 2 junk vehicles on lot #237 - XXX Chaparral have been moved.

ACC:
Lot 39/XXX Chaparral-3 dogs have attacked neighbor’s dog on July 3rd. Police called and citation given.  Philip Vipond made a proposal to issue a fine of $500/dog, totaling $1,500.00 for violation of keeping dogs in property and to give the information to the attorney to include this fine, the unpaid fine of $300 and legal fees to send a letter to the owner. Seconded by Art Morgan. Motion passed 5-0

New Business:
Website- Philip will talk to someone about taking care of the website.
