Board Meeting: Tuesday, April 2, 2024

Meeting called to order at 6:03 p.m. Quorum establish


Board Members present: Sheldon Shed, President; James Mylius, Treasurer; Theresa Morehous, Secretary, Colleen Witek, 2nd VP.

Shawn Wall, 1st VP absent.


Non-board members present: 2 Property owners


Secretary’s Report:

· March 5th, 2024 minutes were read. Sheldon made a motion to accept the minutes as read, Jim 2nd, motion passed 4-0.

· AGM, Feb 3, 2024 minutes were read. Sheldon made a motion to accept and Colleen 2nd. Motion passed 4-0. These minutes will be approved at the next AGM in Feb. 2025.

Treasurer’s Report:

Balances as of March 31, 2024


Deposits: $589.24         Debits: $789.38

Checking balance: $14,070.01             Edward Jones: $39,649.52 

Report Balance: $53,719.53


Theresa made a motion to approve the treasurer’s report, Colleen  2nd the motion. Motion passed 4-0.


Currently 4 unpaid yearly maintenance dues.

· 2-repeat late payers.

·  1 vacant lot.

·  1 being sold.


Tax return was prepared and filed. The association owned $85.00, which had been paid and cleared the bank.


CD has matured at Edward Jones. Jim will discuss CD maturity later.

1-resale certificate request.


ACC: NTR


Unfinished Business:

· 11030 FM 775 –Christopher L. Chapa 11030 FM 775, Lot 233 – Tractor Trailer Traffic /Business,  Disruption / Safety – update resident denying all violations. 2ndletter will be sent March 5th 2024. No receipt received. Will fine $1,500. If the fine is not paid within 14 days, day 15 it will be sent to the attorney.


· 214 Palo Verde - 2.5 story unfinished structure - Josue Israel M. Rodriguez. Second letter sent March 5th. Received a response letter with drawing. We will move forward with a fine of $1,500 and a letter. If the fine is not paid within 14 days, day 15 it will be sent to the attorney.


· CC&R’s review committee- is meeting April 3rd.


New Business:

· Shawn Wall submitted his letter of resignation from the board.

· Brian Morehous expressed interest in serving the ACC. Sheldon made a motion to nominate Brian Morehous to fill the ACC vacancy. Jim 2nd the motion. Motion passed 4-0.

· Spectrum has moved the junction box at the entrance of horse trail on Chaparral.

· Meeting location needs to be confirmed for the foreseeable future.


Closing comments:

· As a courtesy and for smooth running meeting, please submit all new business to the President and Secretary at least 1 week prior to the meeting so it can be listed on the agenda.

Next meeting is May 7, 2024 at 6:00 Life Church 7079 FM 775, La Vernia, Texas 78121.

Sheldon made a motion to adjourn 7:08 pm and Colleen seconded the motion. Motion passed 4-0.
