Meeting called to order at 6:01 p.m. Quorum establish


Board Members present: Sheldon Shed, President; James Mylius, Treasurer; Theresa Morehous,

Secretary.


Shawn Wall, 1st VP and Colleen Witek 2nd VP absent.


Non-board members present: 5 Property owners


Secretary’s Report:


Feb 6th, 2024 minutes were read. Jim made a motion to accept the minutes as read, Sheldon

2nd, motion passed 3-0.


Minutes from AGM not available.

Treasurer’s Report:


Balances as of February 29, 2024

Deposits: $1,514.99 Debits: $417.02


Checking balance: $14,270.15 Edward Jones: $39,649.52 Report Balance: $53,919.67


Theresa made a motion to approve the treasurer’s report, Sheldon 2nd the motion. Motion passed 3-0.


Currently 15 unpaid yearly maintenance dues. Jim is preparing a spread sheet for taxes. Paperwork will

go to the CPA.


ACC:

Welcoming Committee – new resident’s having house built by Tunnels to Towers, has their own

publicity.


148 Scenic Oak- Adding a new work shop-approved.

214 Encino-Remodeling and adding to home-approved.

163 Scenic Oak-metal barn/workshop-approved.


Unfinished Business:


11030 FM 775 –Christopher L. Chapa 11030 FM 775, Lot 233 – Tractor Trailer Traffic /Business

Disruption / Safety – update resident denying all violations. 2nd letter will be sent March 5th

2024.


214 Palo Verde - 2.5 story unfinished structure - Josue Israel M. Rodriguez. Nothing has been

corrected. Photos and history provided to attorney. Being investigated. Update-no response.2nd

violation letter went out March 5th, 2024.


146 Montesito Lane, Lot 250 Anton J Balogh, chicken update. First violation letter sent Feb 1,

2024. No chickens-resolved.


114 Oak Hollow, Lot 114 Federico & Gloria Cardenas –chicken update-resolved, got rid of

chickens.


111 Scenic Oak Drive, lot 87 Enrique and Deborah Labrada-abandoned cars. Nothing has been

corrected. 1st violation went out Dec. 13, 2023 and 2nd violation letter went out Feb. 7, 2024.

Resolved.


118 Oak Hollow-advertisement of breeding Doberman dogs. Resolved.

110 Oak Hollow-22 rescue dogs-complaints about them getting loose. Currently being

investigated. No dogs seen-resolved.


CC&R’s review committee- have met twice. Article 1-6 has been reviewed. Plan on reviewing the

remainder to be completed by the next board meeting. The committee wants to send out a

survey to get resident’s opinions.


New Business:

Nancy Wall submitted her letter of resignation from the ACC and By-Laws committee.

Spectrum has been notified about putting junction box at the entrance of horse trail on Chaparral.


Closing comments:

As a courtesy and for smooth running meeting, please submit all new business to the President

and Secretary at least 1 week prior to the meeting so it can be listed on the agenda.

Sheldon made a motion to adjourn at 6:51 pm and Theresa seconded the motion. Motion passed 3-0
