Meeting called to order at 6:00pm. Quorum established.
Board Members present: Philip Vipond, President; Art Morgan, 1st V.P.; Jim Mylius, Treasurer (arrived 6:05); Theresa Morehous, Sec.; Nancy Wall, 2nd V.P.
Secretary's Report: The minutes from Oct 6, 2022 presented to the board members. Art Morgan made a motion that the minutes be accepted as presented, Nancy Wall 2nd. Motion passed 4 -0
Oct 31, 2022-
Deposits: $836.00 Debits: $2,942.76
Checking balance: $10,256.77 Edward Jones :( 10/31/2022) $37,884.72 Total Balance: $48,141.49
Motion made to accept by Art Morgan, seconded by Nancy Wall. Motion passed 5-0.
214 Palo Verde, (DOV 3-11-2020) Resolved.
Jim Mylius made a motion to move forward on the two delinquent accounts in the foreclosure as previously discussed to the new attorney. Art seconded. Motion passed 5-0
18 wheeler parking on 775 (ODV 1/22), hasn’t paid fine and 90 days past due. Sent case and documents to attorney, to include attorney fees.
Property with dogs getting out and pot belly pig present have been sent 3 certified letters and all returned. Case will be sent over to attorney.
Property in violation of CCR Sec 3.10 animal husbandry, informed to comply with 5 animals/tract has been resolved.
Discussed Nancy’s husbands Shawn take her position over on the board. He will attend next meeting.
The chicken proposal previously given to the board from the ACC is not referring to the correct CC&R. ACC will be notified to review.
Jim Mylius made a motion to remove Karen Turner from the ACC due to unbecoming behavior on the ACC. Nancy Wall seconded. Motion passed 5-0.
Management Certificate will be complete by the attorney to be filed with the Wilson County Real Property Records (TX Property Code Sec 209.004).
Jim clarified that the transfer /resale certificate is $325 and any updates to the documents will be $75.
Next meeting is Dec 8, at 6:00pm
Art made a motion to adjourn meeting at 6:38pm and Nancy 2nd. Motion passed 5-0
